3. Site Access, Programme and Variations / 现场、工期与变更

The Client shall provide safe site access, necessary approvals and timely decisions. The programme is subject to site conditions, approvals, material availability and payment clearance. Delays caused by the Client, building management, authorities, unforeseen site conditions or other contractors extend the programme accordingly. Variations may affect price and time.

客户应提供安全的现场出入条件、必要审批和及时决定。工期受现场条件、审批、材料供应及款项到账影响；因客户、物业管理、主管机关、不可预见现场情况或其他承包商造成的延误，工期相应顺延。变更工程可能影响金额及工期。

4. Completion and Defects / 完工与修补

Upon substantial completion, the Client shall inspect the works and provide a written snag list within a reasonable time. The Contractor will rectify substantiated defects within a reasonable period, subject to site access and material availability. This does not entitle the Client to withhold undisputed amounts due under the agreed payment schedule.

工程基本完工后，客户应在合理期限内验收并提供书面瑕疵清单。承包方将在合理期限内修补已确认的瑕疵，并受现场进入条件和材料供应限制。该等修补不影响客户按约定付款计划支付无争议到期款项的义务。

5. Entire Agreement / 完整协议
